Size alone does not make a good builder, but it shows who has built the most in Noida, Greater Noida and along the Yamuna Expressway since UP-RERA began registering projects in 2017. These 30 builder groups have registered 1,59,341 flats between them, 50% of all flats registered in Gautam Buddh Nagar.
Next to each builder's size we show buyer complaints per 100 flats on UP-RERA and how many of its projects are on UP-RERA's NCLT list. Read the two together: when a builder company is in insolvency, many buyers file their claims at the NCLT instead of on UP-RERA, so its complaint count can look low. How this list is built
- Source: UP-RERA's public register for Gautam Buddh Nagar, read every night. Projects registered before UP-RERA (2017) are not counted.
- Companies are grouped under one builder when they share a brand. Joint-venture projects are counted under the builder name we match first.
- Flats are the units registered on UP-RERA, including projects still under construction. Complaints are counted as filed on UP-RERA, not how they were decided.
- "On NCLT list" counts the builder's projects on UP-RERA's NCLT list. Claims buyers file at the NCLT are not part of the complaint count.

Before you buy: how to check a project
- Compare the project you are buying, not only the builder: complaints and deadlines vary a lot between projects of the same builder.
- Open the project's record on up-rera.in (linked in each row) and read the latest order or extension yourself.
- Ask the seller for the UP-RERA registration number and match it with the builder's name in the agreement.
- For resale, ask for the occupancy certificate (OC) of the tower and whether registry (sale deed) is open in the society.
