How we verify listings

Every listing on HomesNCR shows exactly which checks it has passed — on the property page, under “Verification”. This page explains what each check means and how many of today's listings have it. Nothing here is a guarantee: always visit and see the papers yourself before paying anything.

The Verified badge

A listing is Verified only when the mobile number is confirmed and our team has either checked the ownership documents or visited the property. A phone code alone is not enough.

33 of 124 live listings are Verified right now (27%).

The five checks

Live numbers, out of 124 listings on the site today.

Mobile verified124 / 124

The lister's mobile number is confirmed with a one-time code at login, or by our team calling it. Buyers' calls and WhatsApp messages go to this number.

Documents checked30 / 124

Our team has seen the ownership papers — registry, allotment letter or builder-buyer agreement — and the name matches the person selling or renting, or the agent has the owner's go-ahead.

Field visit29 / 124

Someone from our team has been to the property and confirmed it exists, is where the listing says, and looks like the photos.

On-site photos9 / 124

Photos were taken at the property itself, with the location matching the address — not downloaded or reused from another ad.

RERA-registered agent0 / 124

For agents: the agent's UP-RERA registration number on their profile has been checked against UP-RERA's list.

Checks on every listing

Every listing is reviewed before it goes live

New listings wait in a queue until someone from our team reads them. Wrong sector, missing price or a suspicious ad gets fixed or rejected.

Copied photos are flagged

Each photo gets a visual fingerprint. If the same pictures appear on a listing from a different phone number, our team sees it during review — a classic sign of a fake ad.

Too-cheap prices get a warning

If a sale price is far below the average for that sector, the listing shows a warning to buyers: deals that look too good are a common scam pattern.

Old listings drop off

A listing stays live for 45 days. 10 days before that, the lister gets a "still available?" email; if they don't confirm, it comes down. Sold or rented homes can be closed with one tap.

You can report any listing

Every property page has a “Report this listing” button. Our team reviews every report and removes listings that turn out to be fake.
