Key findings
- 1,126 real estate projects are registered with UP-RERA in Gautam Buddh Nagar (Noida, Greater Noida, Greater Noida West and the Yamuna Expressway), with 3,19,375+ flats in the projects that report their size.
- 51% of housing projects (443 of 873) have had their RERA completion deadline extended at least once — on average by 20 months. 112 were extended by two years or more.
- Buyers have filed 30,578 complaints against these projects on UP-RERA — about 5.6 complaints for every 100 registered flats.
- 170 projects appear on UP-RERA's NCLT list (insolvency proceedings against the builder company); 63 are on the de-registered / defaulter list, 17 had their registration withdrawn and 75 are in abeyance.

How we count
- Source: UP-RERA's public project register, project pages and its NCLT, defaulter, withdrawn and abeyance lists for Gautam Buddh Nagar, read every night.
- “Extended” compares the completion date the builder first declared with the latest date after all extensions UP-RERA granted. An extension is not a penalty, and many of these projects are complete.
- Complaints are those filed by buyers against each project, as counted on UP-RERA — not how they were decided. Per 100 flats uses only projects where both numbers are published.
- Housing excludes projects UP-RERA marks as commercial. Projects registered before RERA (2017) and completed earlier are not in the register.
